What it means
In practice
Payouts that match the bank
Enter the booking as a sales receipt at the full amount, then deposit the payout with the platform's fee on its own line. Gross income, fees and the bank all agree.
Profit by property
Each property is a class. Cleaning, supplies, utilities and repairs carry it, and the P&L by class shows each property side by side.
Lodging tax and damage deposits
Set up the occupancy tax as a sales tax rate with its agency for bookings where you collect it. Damage deposits are held per guest and cannot be refunded beyond what was paid.

Net income for each rental.
Turnover days, accounted for
Cleaners and handymen are vendors. Their bills go to the property's class, and the ones you pay enough get a 1099-NEC or T4A at year-end.
At tax time, the P&L by property gives your accountant each rental's figures for Schedule E or the T776, and fixed assets track furniture and appliances.

What it does not do
· No channel manager, booking calendar or connection to rental platforms; enter payouts from the platform's report.
· Windows 10 and 11 for now (a Mac version is coming soon); no phone app.
· It imports your bank's statement file rather than connecting live to the bank.
Questions people ask
Before you download
Should I record the payout or the full booking?
The full booking, with the platform fee as an expense. Enter the booking as a sales receipt and the payout as a deposit with the fee split out, so your income isn't understated.
The platform collects the occupancy tax. Do I need sales tax set up?
Not for those bookings. Set up a lodging tax rate only for direct bookings where you collect and remit it yourself.
How do I track several properties?
Make each property a class and tag every booking and expense with it. The P&L by class shows each one's net income.
