Construction subcontractors
Accounting software for construction subcontractors: progress billing and retainage owed to you
When you work for general contractors, you bill each month for the work in place, the GC holds back retainage, and payment comes weeks later. AcboBooks bills progress by line, tracks the retainage each GC owes you per project, and shows who is slow to pay.
For drywall, framing, concrete, flooring, mechanical and other trade subcontractors in the US and Canada, $399.99 once.

What it means
In practice
Billing the work in place
Enter the contract as an estimate with your schedule of values as its lines. Each month, invoice the amount or quantity done on each line; the balance left to bill is tracked.
Retainage you are owed
The 5% or 10% the GC holds back moves to a retainage receivable for that project. Your A/R shows what is due now; retainage shows what is due at completion.
One GC, many projects
Each general contractor is a customer and each project a job under it. Statements and the ageing report roll every project up to the GC.

Each month's progress bill, line by line.
Get paid for every line of the contract
Approved change orders go on the next invoice as extra lines, so nothing extra is left unbilled.
Your own costs are tagged to the project too: material bills, equipment rental and your own subs. Job Profitability shows whether the contract was worth taking.

What each GC owes, at a glance.
What it does not do
· No AIA G702/G703 pay application forms, certified payroll (WH-347) or lien waivers.
· Windows 10 and 11 for now (a Mac version is coming soon); no phone app.
· It imports your bank's statement file rather than connecting live to the bank.
Questions people ask
Before you download
How do I track the retainage a GC is holding?
Move the withheld amount to the retainage receivable for that project. When the work is accepted, release it to bill and collect it like any other invoice.
Can I bill a percentage complete each month?
Yes. Bill a percentage of the whole estimate, or an amount or quantity on each line. What remains on each line carries to the next month.
Who files the T5018: me or the GC?
The payer files it. Your GC reports what it paid you. If you pay your own subcontractors for construction work, AcboBooks totals what you paid each one for your T5018 slips.
Can I see which GCs pay slowly?
Yes. The A/R ageing groups open invoices by customer and age, with every project under a GC rolled up to that GC.
