Real estate agents and brokerages

Accounting software for real estate agents and brokerages: commissions, splits and listings

For agents: commission income, the cost of each listing, and the mileage between showings. For brokerages: the gross commission from each closing, each agent's split, and 1099-NEC or T4A slips from what you paid them.

For independent agents, teams and small brokerages in the US and Canada, $399.99 once.

What it means

In practice

Costs by listing

Each listing or buyer client is a job. Staging, photography, signs and advertising go on it, and Job Profitability shows what the commission left after them.

Agent splits worked out

Set each agent up as a sales rep with their split percentage. Invoice each closing's commission with the agent as rep, and Sales by Rep shows each agent's gross and share.

Slips from the payments

Agents are vendors tracked for 1099-NEC (US) or T4A (Canada). Their split payments add up through the year and the slips print at year-end.

Commission income against listing costs.

Know what each listing really cost you

A listing that sits for months costs money in staging and ads. With each one as a job, you see which paid off and which did not.

Driving is a big expense for agents. The mileage log records each trip at the standard rate for your IRS or CRA claim.

What it does not do

· No MLS, CRM or transaction-management integration.

· One split percentage per agent: caps, tiers and transaction fees are adjusted by hand.

· The trust ledger was built for law-firm trust rules; confirm your state or provincial real estate trust requirements.

· Windows 10 and 11 for now (a Mac version is coming soon); no phone app.

· It imports your bank's statement file rather than connecting live to the bank.

Questions people ask

Before you download

I'm an agent paid by my brokerage. Is this for me?

Yes. Record each commission the brokerage pays you, put listing costs on the listing's job, and log your mileage. Your accountant gets a clean P&L.

Can it calculate agent splits?

It applies one percentage per agent in the Sales by Rep report. Caps, tiered splits and per-transaction fees need adjusting by hand on the bill you pay the agent.

Can I hold deposits in trust?

The trust ledger keeps a balance per client in a separate trust bank account and will not let you pay out more than a client holds. Trust account rules for brokerages vary, so check yours with your regulator or accountant.
