Landlords and property managers
Property management accounting: rents, deposits and profit by property
Track each property as a class, bill rent with recurring invoices, hold tenant security deposits as a liability per tenant, and see income and expenses for every building.
For small landlords and property managers with a handful to a few dozen units, $399.99 once.
No card, no account. Windows 10 and 11. United States and Canada.

What it means
In practice
Profit by property
Each property is a class. Rent, repairs, taxes and insurance carry the class, so the P&L by class shows each building's net income.
Security deposits held properly
Deposits are a liability per tenant, not income. You cannot refund more than a tenant has on deposit.
Rent that bills itself
A memorised invoice per tenant creates the rent invoice each month; payments clear it and the ageing shows who is late.

Net income by property.
Every unit, every month, accounted for
Move-in: record the deposit and the first month's rent. Every month after: rent invoices create themselves, payments are applied, and late tenants show up on the ageing report.
At tax time, the P&L by property gives the figures for Schedule E or the T776.

What it does not do
· No tenant portal, online rent collection or lease management.
· Windows 10 and 11 for now (a Mac version is coming soon); no phone app.
· It imports your bank's statement file rather than connecting live to the bank.
Questions people ask
Before you download
How do I track several properties?
Make each property a class and tag every rent invoice and expense with it. The P&L by class shows each property side by side.
Are security deposits treated as income?
No. They are held as a liability per tenant until refunded or applied, which is how they should be recorded.
Can tenants pay online?
There is no tenant portal. You can add a Stripe card payment link to a rent invoice if you want to accept cards.
