For self-managed homeowner associations, condo and strata corporations and co-ops in the US and Canada, $399.99 once.
No card, no account. Windows 10 and 11. United States and Canada.

What it means
In practice
Dues billed to every owner
Owners are customers, one per unit. Batch invoices bill the same assessment to all of them at once, and monthly dues can repeat automatically.
Late fees and statements
Assess finance charges on overdue balances, then print statements for every owner with a balance in one batch PDF.
Operating and reserve kept apart
Hold the reserve fund in its own bank account and tag reserve income and spending with a class. The P&L by class shows each fund's activity for the year.

Operating and reserve activity, by class.
A treasurer's job that can be handed over
Volunteer treasurers change. With everything in one file, the next treasurer opens the same books, the same owner balances and the same history.
Landscapers, snow removal and repair contractors are vendors. Their bills, payments and 1099-NEC or T4A slips come from one place.

What it does not do
· No owner portal, online dues collection, violation tracking or architectural requests.
· No reserve study and no fund balance sheet by class.
· Windows 10 and 11 for now (a Mac version is coming soon); no phone app.
· It imports your bank's statement file rather than connecting live to the bank.
Questions people ask
Before you download
Can it handle a special assessment?
Yes. Create a batch invoice to every owner with the special assessment item, tagged to the class it funds.
Can board members see reports without changing anything?
Yes. Give them a view-only user. They can open reports on the association's network without editing a transaction.
Does it prepare the association's tax return?
No. It gives your accountant or auditor the figures for the return and the year-end financial statements.
